Not all garden rooms, studios or garden offices are the same.

The materials, craftmanship and expertise that go into an InsideOut garden room are different.

Prices start at £21,589 inc VAT for a 2.8m x 2.8m garden room or office.

Sizes range from a 2.8m x 2.8m building - to - 14m x 5m for a multi-room garden office  or granny annexe.

 

To help you plan your garden room we provide:

  1. Free site visit for interested clients.
  2. Discussion with architect to establish best design for you.
  3. Detailed drawings and quotation, so that you can plan your budget.
  4. Optional visit to one of our buildings to see the quality.

The elements that influence prices of offices and garden rooms are design, construction method and materials, longevity of the building, craftsmanship and the level of service we provide.

 

What’s included (in brief)

We take responsibility for every aspect of your garden room project. From initial discussions, a visit to your home and design drawings through to planning permission, foundations and construction everything is taken care of by us. Project management is included in the price of your building.

 

Foundations for garden rooms

A real building needs real foundations. Time and money invested in foundations are at the core of a well designed garden rooms and offices. So, budget between £3,000 to £5,000 for foundations and bringing electricity to the building.

Gordon Smith, our architect, designed our low impact foundation system which we adjust and fine tune for your particular garden and garden room design.  Our foundations aren’t complicated, but are definitely to building regulations standards and very secure. We use local builders to install the foundations. We organise quotations and installation on your behalf.

Bespoke designs are all part of our service. Garden rooms can be re-proportioned, ceilings made higher or lower, windows and doors moved and made bigger or made smaller. We will produce a series of drawings until you have got the building you want, along with detailed garden room prices.

Design details can be retro or contemporary. Our architect will help you channel your imagination.

Designing a building that steps outside of our ‘house style’ may incur a design charge if it is complex and requires lots of drawing board time.

 

Construction

Our construction team has built beautiful offices and garden rooms for our customers for many years. They work closely with our architect to produce an craftsman finished project. They are very flexible and are always willing to add little details and afterthoughts.

 

Building Materials

A top quality garden rooms combine skilled design and craftsmanship with the best materials. The sum is then better than its parts. Mass produced designs, cheap construction materials and cheap wood are false economies. We specify the best, UK sourced materials and this is reflected in the garden room prices you pay for a building that will last a lifetime.

This will make your garden room more adaptable in the future. Budget approx £2,000 to include internal walls, Velux roof window, oak door, water heater, loo, wash basin, light fitting and extractor fan – the only things you’ll need to add are soap and a towel.

 

And if you’d like a shower

Budget around £3,500 for a shower room – this includes internal walls, tiled shower cubicle, Velux roof window, oak door, water heater, electric shower, loo, wash basin, light fitting, extractor fan.

 

Drainage

Whilst drainage isn’t cheap, it’s an aspect worth careful consideration. It may influence how you use your garden room in the future.

If you want to add a loo or shower room the drainage will add approximately £1,000 to the cost of your foundations, depending upon position of your drains.

FAQ Can the loo/washbasin/shower be lower than the house drain?

Yes it can, but a special pump is needed to get the waste back to the drain.

 

Prices of offices and garden rooms

Choose from the range in the brochure and ask us to add more windows and different doors or to make you garden room a little longer or a little shorter. Or ask for a bespoke design to fit a particular purpose or unusually shaped part of your garden.
