You don't need a huge garden to build an annex, but realistically, if the garden is small the annex has to be small - possibly just a bedroom and shower room.

How big can an annex be?

This depends upon the size of your garden and the views of your local planning department. When we make a site visit, prior to designing your annex we will advise on size and position.

Granny annexe planning permission

Planning permission is always needed for a granny annex. To build detached, residential accommodation planning permission and building regulations are always required. Once we have designed your annex and you have approved the plans, we make the planning application for you.

Annex planning permission - how difficult is the process?

It all depends on where you live, attitudes to granny annexes and outbuildings with bedrooms vary significantly depending on the local authority in question. In some areas you'll never get permission for an annex, in other areas you will. It's essential to check with your local planning department at an early stage.
